Derby’s Investment Platform Expands Coverage of

New York City Middle-Market Properties with Latest Loans

NEW YORK, NY, December 2, 2024 – Derby Copeland Capital (DCC), a vertically integrated New York City-based real estate investment platform specializing in opportunistic real estate related debt financing and equity investments, recently closed a loan – totaling $33.75 million – to provide acquisition financing to AYA Acquisitions to acquire a leasehold interest in the property located at 225 East 63rd Street in Manhattan.

The Property is a fourteen-story mixed-use elevator building with approximately 105,662 gross square feet (“GSF”) above grade. The building consists of one hundred and fifty-one (151) residential units and a parking garage. The residential units are comprised of one hundred thirty-one (131) free market apartments and twenty (20) rent-stabilized units. The Property is situated on a bucolic block between Second and Third Avenue in the Lenox Hill submarket of the Upper East Side neighborhood in Manhattan. The entrance of the Lexington Avenue/63rd Street station (F and Q lines) is a two-minute walk a block away, offering convenient access to Uptown and Midtown Manhattan as well as Brooklyn.
